Delmont Village Apartments at 421 Morris Road, Wayne, Pennsylvania.

I lived at Delmont Village for 5 years and had a completely different experience than the previous poster. The biggest appeal for me was the location, as I work in King of Prussia. Next was the size. Their one bedroom apartments were incredibly large and reasonably priced compared to the others I'd looked at in the same area. From day one, I was treated with professionalism and my privacy was respected.

I only had to call maintenance a handful of times, and they did leave notes, but the problem had always been fixed. I generally just called for little things... changing a kitchen light bulb, knocking down a wasp's nest, fixing a leak in the kitchen sink, etc. They were always professional, courteous and responsive. I previously rented from a private landlord, and was consequently used to waiting for the weekend for things to get fixed. Maintenance here always appeared within 48 business hours. In my limited experience, it was impressive.

The only big thing I had to call for was to have my AC replaced. It started dying in August of 2009. I told the landlord about it in January and asked that it be replaced around May when the temps started rising again. As promised, it was replaced the first or second weekend in May and worked great.

They do require 90 days notice prior to moving out, which seemed a little abnormal compared to other places in the area, but it was right there in the lease, so I wasn't blindsided by it. I moved out a few days before my lease was up, so I went back, cleaned the apartment and requested a walk-through with the landlord to make sure I hadn't missed anything. Less than 2 weeks after I moved, I received the majority of my security deposit back. The only deductions were for damages that I had pointed out to the landlord during the walk-through.

Overall, I had an incredibly smooth, positive experience living here and would definitely recommend it to any of my friends or family.

I caught over a dozen mice and they were still coming in the apartment. Maintenance put down sticky traps and the mice would move around the apartment with the traps stuck to them. I spent hundreds of my own money trying to get the mice infestation under control. Over half of the apartments are empty. Management won't hire pest control for the mice infestation. It was the worst living experience. I lived there 3 years and they stole my security deposit for normal wear and tear. There is nowhere for the kids to play so they play in the road, tenants hang clothes on the balconies, the dumpsters are always overflowing and the laundry rooms just take your money. If you can't afford better and you want to live in a top school district then this place will have to do.
